Lavenstein Residence | Virginia Beach, Virginia

The Lavenstein Residence was a new single family home on one of the smallest buildable lots in Bay Colony. The pre-existing lot was comprised of 75% marsh located on the corner of Cavalier Drive and York Lane. With most of the lot marsh and only a small available corner for development, WPL helped the client transform the challenging space into a comfortable, nestled home within the surrounding landscape. The site drains directly into Little Neck Creek traveling to Broad Bay, which is a tributary of the Lynnhaven River, putting this within the CBPA jurisdiction. The landscape and planting design not only provided the homeowner with a beautiful setting for their new home, but also guided this project through the CBPA Site Plan approval process.

This was a small and unique site with a design and comfortable design budget. WPL incorporated a bridge spanning the existing drainage way to guide the homeowners and guests into the site. Permeable pavers were used to help mitigate stormwater runoff and provide a more eco-friendly approach to the new paved areas. With the homeowners’ goal to preserve the forest and restore & heal the site after construction, WPL took a more natural approach to the planting and remaining site area.

This project is a great example of how a once challenging and limiting site can turn into a beautiful retreat for a family and friends.
